The Challenge
A vendor faced financial strain due to a vacant property that was costing money every day it sat empty and had been on the market for six months with minimal interest.
A previous sale had collapsed, and further lowering the asking price risked negative equity.
The Solution
Working together, we agreed a purchase price within 5% of the agent's original valuation. Within four weeks, all paperwork was completed, and the keys were handed over.
Over the next six weeks, we funded and managed a full refurbishment of the property and took over the monthly costs. The newly refurbished property was then re-listed with the agent and sold within two weeks.
This was even more impressive as it was over the typically quieter Christmas period.
